We offer two avenues to assist you with your rental property needs. Finding and screening a tenant and acting as the property managers of the home. Removing the burden of being a landlord. Details of each service is found below.
Listing the home for rent and filling the vacancy includes:
-Marketing the home for rent.
-Showing the home to potential tenants and coordinating those showings with current occupant.
-Screening potential tenants and providing you with a recommendation.
-Handling all lease paperwork and collection of initial rents/deposits.
-Initial walk-through with new tenant.
-The fee for this service is the 100% of one month’s rent. There is a $500.00 minimum fee for this service.
Managing the property during the lease period includes all the above as well as:
-Scheduling and coordinating the rental inspection with the appropriate municipality.
-Scheduling and coordinating contractors to resolve any rental inspection issues.
-Collection of monthly rent.
-Fielding complaint and maintenance calls.
-Scheduling and coordinating contractors to maintain and repair the home when needed.
-Periodic inspection of the home during lease at the owners request.
-Scheduling and coordinating evictions when necessary.
-Providing accounting records for the home.
-Direct deposit of monthly owner draw into the checking/savings account of your choosing.
-Paying any expenses you authorize to pay from rents collected.
-The fee for this service is 10% of the monthly rent. Fees are not charged while home is vacant.
-Owner with Multiple Units may receive a discounted rate on the monthly management fees and leasing fees.
At the end of each lease term, we offer to advertise and fill the vacancy for you. By doing this, we normally ensure that there will be minimal vacancy. Unlike other property management firms, we do not charge any additional fees if your current tenant chooses to renew or extend on a month to month basis.
